Custom Energy Audit
Energy audits tailored to budget restraints, time restraints and specific owner needs.
Overview
This solution provides an energy audit that meets the specific needs of a building, not the requirements of a template.
Details
Our Custom Energy Audit offers a robust, simple, or “somewhere in the middle” examination of energy use in your building.
After a brief interview with your staff, we will develop a scope of work that will best fit your various project goals. We find that many times, owners already have these needs in mind and it is just a matter of communicating these to us. Other times, we can help carve-out what will be most useful to know on your building.
This process includes providing an “energy benchmark” comparing your building to a similar building utilizing EPA’s Energy Star Portfolio Manager (when available). Portfolio Manager provides a means to compare the annual energy use of your building to other buildings in the US, and give you a score as to how your building is currently performing. Known as an Energy Star score, this score is useful in the energy auditing process because it allows us to examine both the energy efficiency potential and energy savings potential of your building. That is, if your building is on the lower end of the scale and has a low Energy Star score, there is likely significant no and low cost changes that can have a large effect on energy use. Conversely, if it has a high Energy Star score, it will likely require significant funds to increase performance. Most buildings fall somewhere in the middle, where there are opportunities across the board.
After understanding how your building compares to the crowd, we will analyze the loads within the building itself. This is useful to gauge how much energy savings potential there is within each system, as the greater the load is in one area the greater the opportunity for reduction is. Once we have thoroughly examined how your building uses energy, we will begin to develop potential strategies to reduce energy use. This stage often involves several capital upgrades, operational changes, behavioral changes and other non-technical strategies. Based on the original scope of work defined, we will analyze and compare the array of options among each other to understand the trade-off between upfront cost and energy savings.
Our Reconciliation Optimization phase brings all potential solutions together into one “master plan” which is based on the original scope. That is, it will be highly dependent on both the budget and level of energy reduction desired.
After viewing the energy audit if you believe making changes to your facility is appropriate, we will utilize our streamlined Project Management services to implement the changes. If this route is selected, we will include 12 months of post-implementation energy performance tracking to detail how the changes are or are not affecting energy consumption.
What Our Custom Energy Audit Is
- A customized energy audit
- It can focus on all no cost, low cost, mid cost, or high cost measures or, it can be tailored to just focus on those within a specific budget
- Based on an interview with the building engineer or person who generally “runs the building”, as well as a building walk-through
- Based on at least 12 months utility data
- Uses Energy Star Portfolio Manager Benchmarking to assess energy savings potential of the building
- Overview energy analysis of energy demand through time
- Testing and balancing of ventilation system can be included
- A detailed exploration of end-use energy loads on the building
- Percent reduction analysis for recommendations
- Outputs various financial decision making measures such as IRR, NPV, SPP and others as needed
- Optimization Reconciliation: Reconciles all “potential” options into one master solution that combines the most optimal strategies, based on cost and energy savings
- Project management to implement changes can be included
- 12 months post-implementation performance tracking can be included
What We Need to Get Started
We will need to conduct a brief interview with your building operator, perform a walk-through of your facility, and have at least 12 months of utility bill data. The turn around time four our Custom Energy Audit is highly dependent on the scope of work developed.
